Answers to What Buyers Ask Me Most

How much do I need for a down payment in the OKC metro?

Less than most people expect. Many loan programs allow as little as 3–3.5% down, VA and USDA loans can go to 0% for those who qualify, and Oklahoma has down-payment assistance programs too. I'll connect you with a trusted local lender so you know your real numbers before we start looking.

Do I need to be pre-approved before I start touring homes?

It's the best first step. A pre-approval tells you what you can comfortably afford, shows sellers you're serious, and lets us move quickly when you find the right home. It usually takes a lender just a day or two.

How long does it take to buy a home?

Every buyer is different, but once you're pre-approved, it's common to go from an accepted offer to closing in about 30–45 days. Finding the right home can take a few days or a few months, I'll help you move at a pace that feels right.

What does it cost to work with you as a buyer?

I'll always be upfront about this. As of the 2024 industry changes, a buyer's agent's compensation is negotiated and put in writing in a buyer agreement before we tour homes. On our first call I'll walk you through exactly how I'm paid and what, if anything, it costs you, no surprises.
