5 Things to Do Before You Buy Your First Home in the OKC Metro

Buying your first home in Edmond or Oklahoma City? A little prep up front makes the whole thing feel calm instead of overwhelming. Here's where to start.
1. Get pre-approved before you shop
Before you fall in love with a house, talk to a lender and get pre-approved. It tells you what you can comfortably afford, shows sellers you're serious, and keeps you from getting attached to something out of range. It's the single best first step, and it costs you nothing.
2. Know your real monthly number
Your mortgage is only part of the picture. Factor in property taxes, insurance, any HOA dues, and a cushion for maintenance. Knowing your true monthly comfort zone, not just the maximum a lender will approve, keeps you happy long after closing.
3. Sort your must-haves from your nice-to-haves
No first home is perfect. Decide what you truly need, location, number of bedrooms, a yard, versus what would simply be nice, like an updated kitchen. It makes decisions faster and keeps you from overpaying for things you can add later.
4. Get to know the areas, not just the houses
A great house in the wrong spot rarely feels right. Drive the neighborhoods at different times of day, check commute times, and picture your everyday life there. My neighborhood guides are a good place to start.
5. Lean on someone who's done it before
You don't have to figure this out alone. A good agent walks you through each step, offers, inspections, negotiations, closing, so nothing catches you off guard. I've been the nervous first-time buyer myself, so I get it.
